Mobile Home Kitchen & Bathroom Remodeling in Shelby Township, MI
Serving Southeast Michigan
New cabinets, countertops, tubs, showers, vanities, and flooring β built by a company that only works on mobile and manufactured homes. Every job starts with the floor β soft spots, leaky drains, and rotted subfloor get fixed before the new finishes go in.
A Mobile Home Remodel Is Not a House Remodel
Manufactured homes are built differently from site-built houses β the floors, walls, plumbing, and fixtures all follow their own rules. Here's what every mobile home owner should know before remodeling a kitchen or bathroom.
Your Pipes Run Through the Underbelly
Supply lines and drains on most mobile homes run below the floor, inside the insulated belly. A slow leak under a sink or tub doesn't show up on a ceiling β it soaks the insulation and the belly board out of sight.
The Subfloor Swells When It Gets Wet
Many older manufactured homes have particleboard floor decking. Once water gets to it, it swells and goes soft β usually around the toilet, tub, and kitchen sink. New flooring over a soft subfloor won't last.
Tubs & Doors Aren't Standard Sizes
Mobile home tubs, showers, and interior doors are often smaller than what big-box stores stock for regular houses. We measure first and plan around what actually fits your bathroom.
Wall Panels, Battens & Thin Walls
Many manufactured homes use vinyl-covered wall panels joined with batten strips, and interior walls are often thinner than a house. Cabinets and fixtures need proper backing so they stay put.
Manufactured-Home-Rated Equipment
Gas water heaters installed in a manufactured home need to be models approved for manufactured-home use. If your remodel includes a water heater swap, we'll spec a unit rated for your home.
An Out-of-Level Home Racks Cabinets
If your home has settled, new cabinet doors won't line up and countertops won't sit flat. We check level before we build β and if the home needs leveling, we can handle that too.
Kitchen or Bathroom β Floor to Ceiling
One room or both, a quick refresh or a full gut. Pick a room to see what's included.

6 Signs Your Mobile Home Kitchen or Bath Needs More Than New Paint
If you notice any of these, get it looked at before you pick out finishes. Fixing what's underneath first saves you from paying for the same room twice.
Soft or Spongy Floor
Especially next to the toilet, in front of the tub, or at the kitchen sink. That's usually swollen subfloor from a slow leak.
Toilet Rocks or Wobbles
A loose toilet can break the wax seal. Every flush can then leak straight into the floor below.
Musty Smell Under the Sink
Stains, swollen cabinet bottoms, or a damp smell mean water is getting somewhere it shouldn't.
Stains on the Bathroom Ceiling
Brown rings around a vent fan or light often point to a roof or vent leak. See our mobile home roofing page.
Doors & Cabinets Won't Line Up
Doors that stick and cabinet gaps that keep growing can mean the home is out of level.
Cold Floors & Frozen Pipes
A torn or sagging underbelly lets cold air in. Check our underbelly repair and heat tape pages.
Burst Pipe or Leak Wrecked Your Kitchen or Bath?
A sudden pipe burst, a frozen supply line, or a roof leak can take out a kitchen or bathroom fast. If it's a covered loss, we help you get the room put back β including the subfloor and underbelly damage that's easy to miss on a mobile home.

The Real Problem Is Usually Under the Floor
On a mobile home, a leak at the tub drain or toilet seal doesn't drip onto a ceiling where you'd see it. It runs down through the subfloor, into the insulation, and pools on the belly board underneath the home. By the time the floor feels soft, it's often been wet for a long time.
That's why every A1 kitchen and bathroom job starts with the floor. We cut out the damaged decking, fix the leak at the source, and β if the water reached the underbelly β repair the belly board and insulation too.
Frozen supply lines are the other common cause in Michigan winters. If your pipes have frozen before, ask us about heat tape while the floor is open.

(586) 364-8420 Monday β Saturday, 6am β 6pm β OR β β Send Us a Message βCan you fully remodel a kitchen or bathroom in a mobile home?
Yes. We do everything from a single fixture swap to a full gut remodel β cabinets, countertops, backsplash, sinks, tubs, showers, vanities, toilets, flooring, and the subfloor underneath. Mobile and manufactured homes are all we work on, so the job is planned around how your home is actually built.
How much does a mobile home kitchen or bathroom remodel cost?
It depends on the size of the room, the materials you pick, and what we find underneath. A room with a solid subfloor costs a lot less than one where the decking, drain lines, and underbelly need repair first. That's why we check the floor during the walkthrough and give you a written estimate before any work begins.
Why is my mobile home bathroom floor soft?
Almost always water. Many manufactured homes have particleboard subfloors that swell and weaken when they get wet β usually from a failed toilet seal, a leaking tub drain, or water splashing over the tub edge. The damaged section has to be cut out and replaced, and the leak fixed, or new flooring will fail the same way.
Do mobile homes need special tubs and showers?
Often, yes. Many mobile home bathrooms are built around tubs and showers that are smaller than standard house sizes, and the drain is usually accessed from underneath the home. We measure your space and plan the fixture around what fits β including walk-in shower conversions where the layout allows.
Can water damage under my kitchen or bathroom affect the underbelly?
Yes. On most mobile homes the plumbing runs through the insulated underbelly, so a leak above the floor can soak the insulation and sag the belly board below. When we open a floor and find that, we can repair the belly board and insulation as part of the same job.
Will insurance pay for my kitchen or bathroom repair?
If the damage came from a sudden, covered event β like a burst pipe β it may be covered. Gradual leaks and normal wear usually are not. Your policy and adjuster make that call. We can inspect the damage, document it, and meet your adjuster. Learn more on our insurance claim repairs page.
