What This Costs and How We Price It

No. Estimates are free and there's no obligation. We come out, look at the home, and put a clear written price in your hands. Most estimates are scheduled within the same week — request yours here or call (586) 364-8420.

Usually, yes — and we'd rather do that up front. Tell us the size of the home, what's going on, and where you're located, and we can give you a realistic range for that kind of work. It isn't a quote, because we haven't seen the home yet and there's almost always something under the skirting that changes the number. But it tells you what this type of repair typically runs, so you can decide whether the investment makes sense before we ever set an appointment. If we're not in the same range, no hard feelings — we'd rather find that out in a five-minute phone call than after we've both spent an afternoon on it.

It usually doesn't — our written estimate is the price. But manufactured homes hide a lot behind skirting and belly wrap, and occasionally we open something up and find rotted floor decking, a failed water line, or insulation that's been wet for years — the kind of thing you can't see until the belly is open. When that happens you hear about it before we touch it, with a price for the additional work, and you decide. We don't do surprise line items on the final invoice.

It depends on the size of the job and the materials involved. Anything that requires us to order material up front generally carries a deposit; smaller repairs often don't. Whatever applies to your job is spelled out in the written estimate before you sign anything — nothing gets collected on a handshake. Request your free estimate.

Who We Are and How We Work

Yes. A1 Mobile Home Services LLC holds Michigan Builders License #2423007374 and carries insurance. We're happy to provide current certificates before work begins — many parks require them on file, and we handle that for you.

An owner oversees every job. A1 is run by three brothers — Joseph, Paul, and Levi — and one of them walks your home, writes the estimate, plans the work, checks it in progress, and signs off before the job closes. It's handled by the people whose name is on the license. Read more about us.

Mobile and manufactured homes are our specialty and the overwhelming majority of what we do. Manufactured housing is built to the federal HUD code, not residential site-built code, so the framing, plumbing, roof system, and underbelly all behave differently. That focus is exactly why homeowners call us — from belly boards up to roofing, everything we do is sized for manufactured housing.

Yes. Our workmanship warranty is in writing and provided with your paperwork. If something needs attention after the job closes, you call A1 and an owner handles it — the responsibility stays with us. That's the same owner oversight that runs every job.

The Work

Repairs, Materials, and What to Expect

Our most common work is belly board and underbelly replacement, heat tape installation and replacement, mobile home roofing including leak repair, coatings, and roof-overs, and decks, stairs, landings, and skirting. We also handle PEX-B re-piping, subfloor and floor decking repair, crossover duct replacement, window and door replacement, and full kitchen and bathroom remodels sized for manufactured home framing.

Usually water — a slow supply line leak, a failed toilet or tub seal, or moisture coming up from a torn belly wrap that let the insulation get wet and stay wet. The floor decking in a manufactured home is particleboard or OSB in most cases, and once it takes on water it loses strength and won't recover. It needs to be cut out and replaced, and the source has to be fixed first or it comes right back.

It varies with scope. Heat tape runs and small repairs are often a single day. A full belly replacement or roof-over generally runs a few days. Kitchen and bathroom remodels are measured in weeks. Your written estimate includes a realistic timeline, and if weather or a material delay moves it, you hear from us rather than wondering.

For most exterior and underbelly work, no — as long as we have access and your park allows it. Interior work generally does require someone there, at least to let us in and walk the finished job at the end. We'll confirm what your specific job needs when we schedule it.

Both. Parks are the majority of our work — we're in 158+ of them across the region, so we're familiar with how park offices handle approvals, insurance certificates, and contractor access. Find your city here. We also work on private lots and leased land.

Yes, and it's routine for us. Most parks want a licensed contractor with a current certificate of insurance on file, and some want the scope of work submitted ahead of time. We provide that paperwork directly to the office so you're not stuck playing middleman — we're already working in 158+ parks across our service area.

Insurance Claims

Storm, Water, and Covered Damage

Yes. Insurance claim work is a significant part of what we do — storm and wind damage, water damage, and sudden accidental loss in particular. We document the damage, build the scope, and communicate directly with your adjuster. See our insurance claims page for how the process works.

This happens, and it's usually because the initial scope missed something. We'll walk the home, document what was left out with photos and measurements, and write a detailed scope for your adjuster to review. We can't promise an outcome — that's the carrier's decision — but a properly documented scope is what gives a supplement its best chance. More on how we handle insurance claim repairs.

Call us first if you can. We'll look at the damage and tell you honestly whether it's likely a covered loss and whether it's worth filing given your deductible. Some repairs cost less than the deductible, and filing a claim you don't need can affect your policy. We'd rather tell you that than watch you file. Scheduling

Hours, Emergencies, and Getting on the Books

Our regular hours are Monday through Saturday, 6am to 6pm — call (586) 364-8420 during those hours. For after-hours emergencies, text (586) 364-8421. Frozen or broken water lines, storm damage, and open roofs get priority, and a text gets to us faster than a voicemail at 11pm. Send a photo with it if you can — it helps us know what to bring.

Most estimates are scheduled within the same week. Actual repair scheduling depends on the season — the weeks around the first hard freeze are our busiest, and heat tape and frozen line calls stack up fast. If you know you need winter work done, calling in early fall gets you a much better spot.
