Heat Tape Installation & Replacement in Shelby Township, MI
When Michigan temperatures drop below freezing, the water line under your mobile or manufactured home is the first thing to go. We install and replace heat tape that stops freeze-ups before your pipes freeze and burst.
What heat tape does for your mobile home
Heat tape (also called heat cable) wraps around your home's main water supply line where it runs through the unheated crawlspace under your belly board. It gently warms the pipe so water keeps moving and can't freeze during sub-zero Michigan nights. When that tape fails, cold air pours in through the underbelly and the exposed line freezes solid β often bursting once it thaws.
Prevents freeze-ups
Self-regulating heat tape holds your supply line above freezing so water keeps flowing on the coldest days β no more frozen pipes or mornings without water.
Protects the crawlspace
Paired with intact belly board and insulation, heat tape keeps the entire underbelly crawlspace sealed against cold air and ground moisture.
Stops burst-pipe damage
A frozen line that bursts can flood floors, ruin insulation, and undermine your foundation piers. Working heat tape prevents the freeze that starts it all.
What proper heat tape work looks like

"It's plugged in⦠so why did my pipe freeze?"
Power at the outlet does not mean heat at the pipe. This is the single biggest reason we get freeze-up calls across Southeast Michigan.
π« Why the old heat tape failed
- βThe plug has power, but the heat tape wire is cold to the touch β the element inside has burned out.
- βInsulation is crushed, missing, or waterlogged, so any heat escapes before it reaches the line.
- βTorn belly board leaves the crawlspace open, letting freezing air hit the pipe directly.
- βCPVC becomes extremely brittle in cold temperatures and cracks once it freezes β often requiring replumbing.
β The A1 fix
- βWe test the line, remove the failed tape, and install fresh, cold-rated self-regulating heat tape.
- βProper wrap, new insulation, and sealing with cold-rated electrical tape so the heat stays on the pipe.
- βWe reseal the underbelly and repair belly board so the crawlspace stays protected.
- βIf a pipe has already burst, we handle shut-off, plumbing replacement, interior repair, and the insurance claim.
Our heat tape replacement process
A clear, no-surprise process β whether you're preventing a freeze-up or recovering from a burst pipe.
Inspect the underbelly
We check the crawlspace, belly board, insulation, and existing heat tape to find exactly where cold air is reaching the line.
Shut off & remove failed materials
If needed, we shut the water, remove failed tape and damaged materials, and expose the water supply line.
Install & insulate
We install new self-regulating heat tape, re-insulate, and seal with cold-rated electrical tape for reliable heat.
Seal & protect
We close up the belly board and crawlspace so the whole underbelly is protected against the next hard freeze.
Pre-winter freeze-up checklist
A five-minute check in the fall can save you a burst pipe and a flooded floor in January. Confirm all of the following before the first hard freeze.
