Heat Tape replacement in Metro Detroit MI

Protection for Mobile & Manufactured Homes

Your First Line of Defense Against Frozen Pipes

When Michigan temperatures drop below freezing, mobile and manufactured homes are especially vulnerable. Exposed plumbing, underbelly systems, and crawlspaces freeze faster than traditional homes. One failed heat tape can quickly turn into burst pipes, water damage, insulation loss, and insurance claims.

At A1 Mobile Home Services, we install, inspect, and replace heat tape systems designed specifically for mobile and manufactured homes — done correctly, safely, and with cold-weather performance in mind.

What Heat Tape Actually Does (And Why It Matters)

Heat tape is an electrically powered heating cable that wraps around your main water supply line. Its job is simple but critical: keep water lines warm enough to prevent freezing during sub-zero conditions.

In mobile homes, the heat tape typically:

  • Wraps the main water line from the meter or crock

  • Runs continuously until the line enters the crawlspace / underbelly, often near the hot water tank

  • Is covered with pipe insulation and secured with sub-zero rated electrical tape

This system is one of the most important protections your home has during winter.

A Common Problem Most Homeowners Don’t Know

Many homeowners assume their heat tape is working because:

  • The plug-in indicator light is on

  • The tape was installed years ago

But the tape itself may be corroded, broken, or no longer producing heat.

⚠️ It is very common for:

  • The plug to have power

  • The heat tape wire to be cold to the touch

  • Internal wiring to fail silently

That’s why physical inspection matters — not just checking the outlet.

How We Properly Install & Protect Heat Tape

Our process is designed specifically for mobile home plumbing layouts:

  1. Heat tape is correctly wrapped along the full length of the exposed water line

  2. Pipe insulation is installed over the heat tape

  3. Insulation is sealed using cold-rated electrical tape

  4. If the water meter wrap or polystyrene foam cover is damaged, we replace it

  5. All connections are checked for safety and cold-weather performance

This layered approach protects against freezing, wind exposure, and moisture intrusion.

What Happens When Heat Tape Fails

If your heat tape has failed or your pipes are already frozen, speed and process matter.

Step One: Water Is Turned Off

This is critical. Turning the water off allows us to:

  • Safely thaw frozen lines

  • Prevent flooding if hairline cracks are present

  • Slowly repressurize the system and test for leaks

Step Two: Old Materials Are Removed

\\\We carefully:

  • Remove failed heat tape

  • Remove damaged insulation

  • Thaw frozen pipes in a controlled manner

Step Three: New Protection Is Installed

  • New heat tape wire

  • New plug

  • New pipe insulation

  • Secure sealing for long-term protection

Important Warning About CPVC Plumbing

If your mobile or manufactured home has CPVC plumbing, always turn the water off at the meter immediately.

CPVC becomes extremely brittle in cold temperatures. Once frozen, there is a high likelihood that replumbing will be required due to cracking or failure.

Waiting can turn a small issue into a major reconstruction.

If a Pipe Has Already Burst

If you experience a burst pipe:

  1. Turn the water off immediately

  2. Call A1 Mobile Home Services

  3. We assess the damage thoroughly

  4. We help guide you through the insurance claim process

Once insurance approval is in place, we:

  • Replace damaged plumbing

  • Restore insulation

  • Install new vapor barrier

  • Repair underbelly systems

  • Perform proper water mitigation

  • Reconstruct affected interior areas if subfloor damage occurred

We handle the repair process from crawlspace to living space.

Seasonal Maintenance That Saves Thousands

Every fall, before freezing temperatures arrive:

  • Confirm heat tape is plugged in

  • Feel the tape to ensure it is warm, not just powered

  • Check insulation for damage

  • Inspect meter wraps and underbelly entry points

Prevention is always cheaper than emergency repair.

Protect Your Home Before Winter Does the Damage

Mobile homes freeze faster. Pipes fail sooner. Damage spreads quickly.

That’s why heat tape inspections are not optional — they’re preventative protection.
